1999 Ford F-150 real oil seals

Is replacing a real oil seal a minor problem or a major problem? Is this a bad sign when purchasing a truck?
a friend has one for sale I could use as a work truck and he said he just had the drivers side back oil seal replaced. Is this a common thing to replace or does it mean trouble?

There is only one seal, that is the rear main unless you have an intake gasket or valve cover gasket. If he said he replaced the "driver's side" oil seal, I need more information. That makes no sense to me.

Let me know. If it is the rear main, it's a big job because you need to remove the oil pan.
