1997 Dodge Stratus oil leaking

I have changed the oil pan gasket twice and still leaks what am I not doing right

Are you using proper torque on the bolts?

Tighten the oil pan attaching bolts to 105 inch lbs. (12 Nm).
Although no torque sequence is available, it is recommended that you begin at the center of each side and progress outward, in an alternating pattern.
