Rear door latch will not always catch

The rear gate door latch won’t always latch. Latch is open, when I close. It will go into latched position without latching. I’ll leave hatch in down position to unlock with remote or from in car. I can then open the latch manually with finger or tool. I’ll hold outside handle in open position and close really fast. Sometimes it will latch, other times I have to repeat the unlock and manually opening the latch to close. Eventually it will latch, but usually takes several tries. Sometimes it latches where it doesn’t open if pull on it without using the handle, but doesn’t latch “tight”. It will say gate ajar. Once closed, the door locks with other doors and unlocks when put in park. Or with remote. When it says gate ajar, lights are on inside the suv and rear wiper won’t work. What is going on?

This sounds like the latch has failed. Normally when they start, this is the process. It doesn't latch sometimes and then eventually it will not operate at all. The wiper is a different issue and not related to the latch so let's start a new post on that issue if I am correct and it still doesn't work after the latch is repaired.

I attached the process below on how to replace the latch. Let's run through this and go from there. Thanks
