1999 GMC Jimmy 4 cyl Four Wheel Drive Automatic

My jimmy will turn over a ton and then fire up eventually. Fires up every time when I spray ether. I hooked up fuel pressure sensor and it appears to prime but only to like 30psi and then drops to 0. As I turn it over and the oil pressure goes up the fuel pressure will finally creep up to 50-60 and start. After I turn the key off it goes up to like 70psi and then drops to 0 after 3 seconds. If I get the car running it will sometimes fire up quickly after being ran for a little while. I've been going back and forth with a few mechanics as to what to do. The fuel pump makes all the sounds as if were functioning properly, and works when the oil pressure sensor kicks in. What to do?

Any help would be greatly appreciated.

When the key is on engine off, the fuel pressure goes up to 30 psi and stays steady for a second and then completely releases causing pressure to drop to 0 very quickly. I'm not sure if that makes a difference as to what I mentioned before

If pressure drops quickly, the vehicle may have a leaky fuel line, a leaky fuel pump check valve, a leaky fuel pressure regulator or one or more leaky fuel injectors. Low residual fuel pressure can cause hard starting

Thanks to rasmataz for the advice, changed out the fuel pressure regulator and it seems to have fixed my issue.
Good idea.
