I bought 2012 Nissan Maxima SV rbuilt from flood situation. The electric mirrors, windshield sprayer, seat memory, Seat heater don't work. What needs to be replaced to fix. Where do I startto find the problem and fix it.

You have bought a nightmare.

Flood cars are nothing but headaches and money pits. Most likely all the motors are bad and the connections corrode and will get worse with time.

My question was, where are these parts located in the car? Are there any modulars that control these parts under seats that may be responsible for these issues?

The motors are in the mirrors and are controlled by the switches.

The washer pump is in the washer bucket.

The rest are controlled by the body control module.
