What causes electric windows to squeak when letting them up or down

We had the same problem with our 2003 sequoia. After a while, the windows stopped working. We had to take out the door panel out and clean the relay switch and relay motor. One of them ended up burnt and I found a spare at a computer hardware store and junkyard. Fixed and now working fine.
